What Does A Home Inspection Cover In Somerville And Fayette County?

A standard home inspection in Somerville covers every major accessible system and structural component of the property. The inspection includes the roof covering and visible framing, gutters and downspouts, exterior walls and grading, foundation and crawl space (where accessible), attic insulation and ventilation, all visible plumbing supply and drain lines, the water heater, the electrical panel and visible wiring, the HVAC system including both heating and cooling function, interior walls, ceilings, floors, windows, doors, and built-in appliances included in the sale.

Why Do West Tennessee Homes Have Different Risk Profiles Than Other Markets?

**The crawl space problem.** A substantial share of homes in Fayette County — particularly those built before 1990 — are constructed on crawl spaces rather than slabs. Mississippi River valley humidity migrates into those spaces year-round, and without proper vapor barriers, ventilation, and drainage management, that moisture works against the home’s wood framing continuously. Inspectors in this market routinely document condensation on ductwork and pipes, deteriorated floor joist insulation, compromised vapor barriers, and in older homes, fungal growth on framing members.

Home inspection evaluation of crawl space, HVAC, electrical, and drainage systems**Aging housing stock in rural Fayette County.** The rural stretches of the county have a significant inventory of homes built between the 1950s and early 1990s. Deferred maintenance on mechanicals is common, and a home that presents well from the curb may have an electrical panel, water heater, or HVAC system well past its expected service life.

**Heat load on mechanical systems.** West Tennessee summer heat — sustained 95-plus-degree days with Mississippi River valley humidity — puts a load on HVAC systems that buyers from drier or cooler climates don’t always appreciate. A system that limped through summer will struggle in winter.

**Drainage in flat terrain.** Fayette County’s relatively flat topography means water does not naturally move away from foundations the way it does in hillier markets. Grading and downspout extensions are not cosmetic concerns here — they directly affect the long-term moisture load on the home’s structure.

What Should Fayette County Buyers Watch For?

**Crawl space access and condition.** Ask your inspector specifically what was found — moisture readings, vapor barrier condition, floor joist assessment, and any evidence of past or active fungal growth.

**HVAC age and performance.** Your inspection should document the system’s approximate age and whether it reached target temperature during the inspection.

**Electrical panel make and age.** Homes built in the 1960s through 1980s sometimes still carry original Federal Pacific or Zinsco panels — brands that have been flagged by insurance carriers for decades.

**Septic systems on larger lots.** If the property sits on a half-acre or more in rural Fayette County, there’s a reasonable chance it’s served by a private septic system rather than municipal sewer. A general home inspection does not cover the septic system — that is a separate inspection. A failing drain field is a four- to five-figure repair.
