If you’ve spent any time in Somerville in August, you already know the drill — the humidity is suffocating, the heat index is pushing triple digits, and your air conditioner is working harder than it has all year. The last thing on your mind is fall.

But here’s the thing: right now, while your HVAC system is still running at full tilt and repair technicians aren’t yet buried in furnace calls, is the single best time to take a hard look at your system. West Tennessee homeowners who wait until October to think about this are the same ones paying emergency diagnostic fees and sitting on a waiting list while the temperatures drop.

Bill Bond has seen it firsthand in homes across Fayette County — systems that could have been caught and corrected in August turn into expensive, inconvenient failures in November. This post is about helping you get ahead of it.

Why West Tennessee’s Climate Is Especially Hard On HVAC Systems

Fayette County doesn’t get a pass when it comes to weather extremes. Somerville summers are long, hot, and relentlessly humid. That combination puts more strain on cooling systems than in most parts of the country — your unit is running continuously from May through September, sometimes 12 to 14 hours a day during peak heat events.

Then fall arrives, and the same system that’s been cooling suddenly has to pivot to heating. That transition — from maximum cooling load to first heat cycle of the season — is when a weakened system tends to reveal itself. Capacitors fail. Drain lines that got clogged over a hot, humid summer back up. Filters that were never changed restrict airflow so badly the system starts short-cycling.

The good news is that most of these problems are completely preventable. They’re just easier to catch before you need heat than after.

Refrigerant levels and cooling performance – If your home has been harder to cool this summer, or if your system runs longer to hit the set temperature, low refrigerant could be the culprit. Refrigerant doesn’t get “used up” — if the level is low, there’s a leak somewhere. That needs to be identified and repaired, not just recharged.

Drain line condition – In a humid Somerville summer, condensate drain lines can clog with algae, mold, and debris. A clogged drain line causes water to back up, which can trigger a safety shutoff — or worse, overflow and cause water damage inside your home. Pour a cup of diluted bleach down the drain line access port every few months during cooling season. If you’ve never done this, check the line before fall.

Filter condition – This one sounds basic, but filters in West Tennessee homes get overwhelmed faster than the package suggests. If you’re running your system daily in heavy humidity, a filter that’s rated for 90 days might need to be replaced at 45. A dirty filter doesn’t just reduce efficiency — it restricts airflow to the point where the system can freeze up or overheat.

Outdoor condenser unit – Walk around your condenser and take a good look. Is the coil clean, or is it packed with grass clippings, cottonwood fuzz, or debris? Is there adequate clearance on all sides? A dirty or obstructed condenser can’t reject heat efficiently, which means your compressor works harder and wears faster.

Ductwork – Leaky duct connections are a chronic issue in older homes across Fayette County, and they’re almost never visible from the living areas. They hide in attics and in crawl spaces. If certain rooms in your home are noticeably harder to cool than others, or if your utility bills have been creeping up year over year without a clear reason, leaking ducts are a likely contributor.

The Fall Transition Window: Why Timing Matters

There’s a specific window every year in West Tennessee when HVAC work is both available and affordable: late August through mid-September. Repair technicians aren’t yet swamped with heating calls. Replacement equipment is in stock. Wait times are short.

Come October, that changes fast. A cold snap rolls through — Fayette County can go from 80-degree days to hard frost inside of two weeks — and suddenly every HVAC technician in the county is slammed. Supply chains tighten. Lead times for equipment stretch. Emergency service calls command premium rates.

Scheduling your checkup now isn’t just smart preventive maintenance. It’s financially strategic.

Three Things Every Fayette County Homeowner Should Do Before September 1

  1. Change your air filter – If you haven’t done it in the last 30 days and you’ve been running the AC daily, do it today.
  2. Check your condensate drain – Find the access port on your air handler and make sure water is draining freely.
  3. Schedule your HVAC tune-up now – Call your preferred HVAC company before the fall rush. Book it for late August or early September.
