Money Pit or Dream Home?
2 BURNING QUESTIONS YOU MUST HAVE ANSWERED WHEN GETTING A TENNESSEE HOME INSPECTION OR A NORTH MISSISSIPPI HOME INSPECTION!
-
If I Buy This Home, Are There Any Defects That Need To Be Repaired, Or Items That Need To Be Replaced? And…
-
Who Can I Trust To Look After My Bests Interests, And Will They Tell Me The Truth About This House?
Any home, old or new, could have a costly concern present to the buyer or seller if not detected by a professional home inspector. Existing conditions which are not disclosed in a sellers disclosure report could affect the safety of the occupants or affect the basic enjoyment of your large investment for years to come. Most concerns we find in homes are not known to the seller prior to our inspection.
The only way to know for sure if you’re buying a dream home or money pit is to hire an experienced certified home inspector.
We routinely come across defects and safety issues that need attention right away while inspecting homes throughout the West Tennessee and North Mississippi area. If you’re in this area and you’re looking to purchase a home, I’d highly encourage you to get it inspected before you purchase. In fact, take a look at some photos from our recent home inspections… These are just a few reasons why it’s in your own best interest to get an inspection:
Water stains on the Master Bedroom & Bath ceilings with mold growth.

These stains are from water dripping off a plumbing vent pipe in the attic. The vent pipe has a cracked rubber boot on the roof that is allowing the water to leak inside.
We come across issues like these every week during the home inspection process. Having this information presented to you in the form of an “inspection report” allows you to have all the facts presented to you so you can make an informed decision.
Having this information puts you in a position to better negotiate having the repairs corrected before you purchase, or it allows you to negotiate a better deal on the purchase price so you can get it taken care of yourself… Or, you just may walk away from the deal altogether if you find that it’s a “nightmare” or “money pit” home.

One other fact, no home on the market is going to be perfect. There will always be something that needs to be corrected. Our inspections are not designed to provide you with a “pass” or “fail” grade. It’s our purpose to provide you with a report on the condition of the home and it’s systems. You’ll take that information and make a decision on how you’ll proceed with the purchase of the house.
So take a look at our sample home inspection report so you’ll get a general idea of what an inspection entails!
Almost no home is going to be perfect (even a new home, or recently built construction). A typical residential inspection will usually discover at least some issues in need of attention. A home never “passes” or “fails” an inspection, it is just a report on the current condition and issues of a home, to help inform the buyer. This sample home inspection report reflects a typical home in good condition.Viewing an actual home inspection report will help you to make an informed decision about the home inspectors in Tennessee.
We thoroughly inspect all major components of your new home according to the “Standards of Practice” set forth by the National Association of Certified Home Inspectors (NACHI). It is my job to expose unknown defects and advise you about future maintenance or recommended improvements about the home. Newcomers or part timers to the home inspection industry simply don’t have the ability to provide you with the comprehensive home inspection you’ll need to be better informed about the property.
